Purchased all-cash at year-end 2012 from a distressed seller  30% occupied upon close, declining to 20% with known tenant move-out; managed to 70% occupancy. Executed a capital improvement plan to the interior and exterior common areas of the building including: refinished/sealed building fascia, new landscaping mix, renovated lobby and restrooms, upgraded elevator cabs and new wayfinding signage program.  Executed 11 new leases over 3 years. Sold in Fall of 2019.
