Purchased UPB non-performing loan from Citigroup and took ownership via deed-in-lieu in 2010. Built-out spec suites in three-story office building after renovating common areas throughout. Business plan was to sell the R&D buildings on a one-off basis to users and lease up the office.  Executed 7 new leases over 3 years.  3-year hold period - sold office and R&D buildings separately in 3 transactions in 2013/2014.
